Mold infestation is generally caused by water intrusion and high humidity levels, which are frequent here in the northeast Florida/southeast Georgia region.

What Is Mold?

Mold - a common type of fungus - attacks organic materials such as paper, books, cloth, photographs, leather, and wood. It grows from spores which can be found everywhere in our environment. These spores remain inactive until the relative humidity exceeds 70%, at which point they begin to germinate and multiply.

To grow, mold needs a food source and a source of moisture for at least 24 to 48 hours.

Some of the most common types of mold found in northest Florida and southest Georgia are:

  • aspergillus
  • cladisporium
  • penicillium
  • stachybotrys

Not all molds are as dangerous as others, but they all can cause property damage and need to be inspected by a professional.

Mold Testing And Inspection

   

During this process, a walk-through of the home or business will be completed by a mold inspector, who will look for visible signs of mold and/or moisture. The home or business owner will provide certain information, such as the location of water intrusion, etc.

The following tests will be performed:

  • air samples - One of these tests will be taken outside to determine the spore count in the environment, and more will be taken on the inside where mold is suspected.
  • tape lifts - Physical samples of the affected area will need to be taken.
  • product samples - Also, bulk portions of material in the infected area need to be removed.

The amount and types of tests will be recommended by the inspector, but a minimum of one outside air sample, two inside air samples, and one tape are usually the norm. However, each property will differ in the number of tests recommended by the inspector based on the severity of the mold problem. Once the test results are received, the inspector will prepare an inspection report and then a remediation protocol plan can be made.

 

Remediation Protocol Plans

   

After the test results are received, the mold inspector can prepare a remediation protocol plan, which will outline the needed actions for mold elimination and also the cost of the removal.

Each plan is individually prepared based on the inspection report for the property. Thus, the cost and the duration of the remediation will vary. Once, a plan has been established, remediation can begin.

 

Remediation

   

During remediation, all contaminated areas will be completely sealed off to prevent infestation of other areas of the home or building. Remediators will be clothed in suits and air masks for protection during the process.

As per remediation protocol plans, all infected material, such as sheet rock, etc., will be removed. Based on the extent of the mold infestation, carpet and/or furniture may have to be treated or even disposed as well. All such actions will have been outlined in the remediation protocol plan.

 

Clearance Tests

   

Once remediation is completed, final tests will be performed to insure that all mold has been eliminated. Finally, the mold inspector will provide a copy of the test results along with a written report.
